Increasing the Value of Your Property

Buying a property is an important purchase in a persons life and one which grants access to the revered property ladder. In the last few years home owners have had to come to terms with the possibility of losing some of the equity in their homes which has a knock on effect on the property they buy next. A property is valued according to a range of criteria some of which you can influence with a relatively small budget.

When it comes to addressing the things that you could change about your property try to look at it from the point of view of a prospective buyer. The outside of the property will be what helps the buyer form a first impression that will stick. If there is a garden is it well presented? Whether the property is in a good area or not you can improve the buyer’s first impression by having adequate outside lighting, a tidy garden, presentable front door or close, clean guttering etc.

Once inside the property there are small items that can be addressed to improve the appearance if needed. Is the furniture up to date and in good order? Although the furniture will not necessarily be left for the buyer it can be used to give a positive impression of the property. Make sure that all of the paintwork and floors and fittings are given attention so that the property is shown in the best light possible. Although a job may take little time or expense to do it is worthwhile getting it done to preserve the high quality image that you wish to present.

If you have a bit of a budget to spend there are numerous things that can be done to increase the property’s value. A tired and outdated kitchen or bathroom can work against you. Depending on the state of those rooms it can sometimes be possible to replace particular items rather than whole suites. A kitchen can be much improved by replacing cabinet doors, handles and certain appliances as well as redecorating. The same applies to bathrooms in some instances. If you are lucky enough to have a bathroom suite that is modern enough and in decent shape the room can be given a facelift. By doing things like replacing the toilet seat and taps, re-tiling, adding new lino or tiles to the floor, replacing mirrors, shelves and furniture you can make a dramatic improvement. It’s true that you will need to spend some money but nowhere near as much as replacing an entire bathroom suite.

If the property is large enough it may be possible to create extra rooms by knocking down and adding walls to certain rooms. That’s one option which will require a bit more of a budget but it could be a suitable option depending on the property.
